Purchase and construction
For a ready or under-construction flat, eligibility comes down to income proof, your CIBIL score, and the lender's valuation of the property — most lenders cap the loan-to-value ratio between 75% and 90% depending on the loan amount, per RBI norms. On an under-construction property, disbursal is usually linked to the builder's construction stage (a construction-linked plan) rather than paid out in one go, which is exactly the kind of scheduling we help buyers plan around.
Construction finance for a self-built home on your own plot works differently: the lender disburses in tranches against actual construction progress, verified periodically rather than against a builder's schedule. Getting the tranche structure right upfront avoids cash-flow gaps mid-build — a common problem we see with buyers who structure this loan without guidance.
Renovation and plot purchase
A home renovation loan is sized against renovation estimates rather than a full property valuation, and typically runs over a shorter tenure than a fresh purchase loan. Plot purchase loans, meanwhile, come with a shorter maximum tenure and tighter loan-to-value than home loans — RBI norms generally restrict standalone plot financing to residential land within an approved municipal or planning-authority layout, which matters in and around Pune given how much land sits outside PMC/PMRDA-approved layouts.
Mortgage loan
Where you need a larger, one-time sum against property you already hold, a mortgage loan is structured for high-value funding with a longer repayment tenure than most other secured products — useful for a major expense that a standard purchase or top-up loan isn't sized for.
Balance transfer
If your existing home loan was sanctioned when your credit file was weaker, or at a time when rates were higher, a balance transfer moves the outstanding loan to a new lender at a better rate. Where there's room, we structure a top-up on the same file — useful if the original loan amount didn't stretch far enough for the full project.
Loan against property (LAP)
LAP unlocks funding against property you already own — residential or commercial. Lenders assess the two differently: commercial property typically carries a lower loan-to-value ratio and a higher rate than residential, since it's viewed as higher risk. We route each case to whichever lender actually prices that risk fairly, rather than the first one that says yes.
- Residential property financing — against a home or flat you own, fully paid off or with an existing loan.
- Commercial property financing — against a shop, office, or commercial unit.
- Business expansion funding — using property equity to fund growth without diluting the business itself.
- Debt consolidation — folding multiple higher-cost loans into one secured facility at a lower blended rate.
